It is official!  2018 Conventional Loan Limits increase for the 2nd year in a row.  Starting on January 1, 2018 the new maximum Conventional Loan limit for Maricopa County is $453,100.  This is also the new maximum Conventional loan limit for all non high cost areas of the United states for 2018.

In addition, VA maximum loan limits have increased for 2018 based on the fact that VA maximums follow Conforming Maximum limits set by the FHFA. In 2017, FHA announced their max loan limit increase just 8 days after the 2017 Conventional Loan Increase was published.  Therefore, we expect FHA loan limits to follow suit in the next 1-2 weeks

2018 Maximum Conventional Home Loan Limits

There are 4 different max Conventional loan limits for single family homes.  While that sounds complex, the most commonly applied max is the $453,100.  This represents the maximum Conventional loan limit in all non-high cost areas of the United states.

Loan Limit Increases in 2017 & 2018 Start a Trend?

The 2018 increase to $453,100 marks just the 2nd Conventional loan limit hike since 2006.  Interestinglu, the 1st hike took place just last year in 2017.  The new “trend” is great news due to the fact that Conventional financing offers several different low down payment options (as low a 3% down as well as down payment assistance options).  In addition, Conventional loan guidelines are often more streamlined than JUMBO loan guideline (a JUMBO home loan is a loan greater than the max Conventional Loan Limit for a given area).
