Effective January 1, 2018, the VA home loan maximum is $453,100 in non high cost areas. High cost areas VA maximum limits are well above that and vary from area to area. Check out this map showing the maximum VA loan limit County by County across the United States.
VA Max Loan Limit Is Not VA’s Maximum
Interestingly, the VA does not determine the maximum VA loan limit. While the VA does not set a maximum dollar amount a veteran can borrow, they do set a maximum amount they will insure. Mortgage lenders ultimately choose the actual maximum VA loan limit.
The maximum Conforming Loan limit set forth by the Federal Housing Finance Agency (FHFA) determines the amount the VA will insure. As a result, lenders set the maximum VA loan limit with 0% down matching the maximum Conventional loan limit. Furthermore, lenders choose to limit what they lend on a VA loan to the same amount set forth by the FHFA to protect themselves. Not doing so and exceeding that amount puts a lender in an extremely overexposed position.
