All too often clients are turned down when in reality there is a way to obtain loan approval.  As your Arizona and Nationwide Mortgage Lender, I will turn over every stone to find a solution.  Whether it be because their original Phoenix loan officer did not have the knowledge, the time or a combination of both that was needed to help a client achieve loan approval, there is no excuse to leave any stone unturned when working with any client on loan approval. VA BONUS ENTITLEMENT ALLOWS VETERAN TO QUALIFY FOR 2nd VA LOAN AND MOVE TO SAFE NEIGHBORHOOD

We recently helped a VA client close on a 2nd VA loan in order to help their family move to a safer area.  This client thought that they did not have the option to utilize a VA home loan due to the fact that they already had a VA mortgage on their current Phoenix home.  We were able to educate them on VA bonus entitlement and help them get approved for a new/additional VA loan within the same marketplace as their existing home!  What an honor to be able to help this family!

 

2 YEARS SELF EMPLOYMENT HISTORY NEEDED FOR A VA BUYER?  NOT NECESSARILY

AZ VA self employed borrowers do NOT need to necessarily have to have 2 years of self employment history. This client called me from California wanting to move near their family in Surprise Arizona.  They had been previously turned down by another lender due to the fact that they did not have quite 2 years of self employment history under their belt.  When they contacted me I helped shed some light on how VA views self employment and we discussed the alternatives to having 2 years.   In this case, the fact that this veteran had previous employment history in the same industry he was now self employed in was what allowed me to convince a VA underwriter to approve this loan and allow my client to move to AZ to be with their family!   Don’t give up at your first “NO!”

 

SLOW AND STEADY WINS THE PHOENIX MORTGAGE RACE

Sometimes an Arizona mortgage application is not quite ready for loan approval.  In these cases it is helpful to understand that if you are not approved today your Phoenix Mortgage Lender can put together a plan to help you obtain mortgage approval in the future.  This story is a perfect example of just that.  We worked together with this client for nearly a year and helped them increase their credit score 150 points!  They are now looking for their Arizona dream home!  Check this out!

 

BUYING AFTER A SHORT SALE

This story is a great one!  These clients needed an Arizona Mortgage Lender to help them obtain FHA loan approval immediately a short sale.  While many people will not be eligible for  a home loan for a period of years after a short sale, there are circumstances where short sellers can buy immediately following their short sale.  Check this short video out for their story:
